Roofers in Milton Keynes

Flat roofing comes first in Milton Keynes

Milton Keynes was planned as a new town from the late 1960s around a grid of roads, and several of its earliest estates were given flat or very shallow roofs. Netherfield, Beanhill and Coffee Hall all went up in the 1970s that way, and a good many Beanhill bungalows have had pitched roofs added since. So flat roof repair, recovering and replacement is a common need here.

If you need roofers in Milton Keynes, Mascote Renovation & Property Solutions Ltd is a family run, fully insured firm, and our surveys and quotes are free. Our flat roofing work takes in main house roofs as well as extensions, garages, porches and dormers. We fit felt, GRP fibreglass and EPDM rubber, built up as either a warm roof or a cold roof, and flat roof installations carry a full guarantee.

Repair, recover or replace

A flat roof that leaks does not always have to come off. Caught early, many faults can be repaired. We trace where the water is getting in and patch it, deal with ponding where rain sits on the surface, reseal joints, replace edge trims and check that outlets and gutters are draining. Where the covering itself is worn out we lay a new one over a sound deck. Where the deck or insulation has failed we rebuild the roof and bring the insulation up to date.

Slate and tile roofs in the older towns

The city takes in places far older than the grid. Wolverton grew up as a railway works town and still has its streets of Victorian terraces. Bletchley, Stony Stratford and Newport Pagnell each have older houses near their centres, with slate or clay tile roofs and brick chimneys.

Roofs like these need a different kind of care. We refix or replace slipped slates and tiles, renew lead flashing around chimneys and in valleys, and repoint or rebuild stacks that have weathered. Once the whole covering has reached the end of its life we fit a new roof in slate, clay tile or concrete tile and clear the old one away.

Fascias, soffits and guttering on the later estates

The grid squares that followed those first estates are mostly conventional houses with pitched, tiled roofs. On these it is usually the roofline that shows its age first. Look for paint peeling from the boards, a gutter that sags or overflows in heavy rain, a downpipe that has come away from the wall, or staining under the eaves.

We replace fascia boards and soffits in UPVC, clean out and repair gutters, fit new guttering and put downpipes right. A roofline inspection is free and will tell you whether a repair will do or the boards need to come off.

Loft conversions and extensions

We also build. Dormer, rooflight and hip to gable loft conversions turn unused roof space into a bedroom or office, and single storey extensions add a bigger kitchen, a dining room or a utility room. One team handles the structure, plumbing, electrics and finishing, and we can help with planning applications and building regulations.

Which flat roof covering suits which job

  • Felt. Laid in layers, and the covering most people know from garages and outbuildings. Simple to patch if one area is damaged.
  • GRP fibreglass. Formed on the roof as one continuous surface without joints, so it copes well with small roofs, upstands and awkward shapes such as porches and dormers.
  • EPDM rubber. Comes in large sheets, so a plain roof over an extension or garage can often be covered with very few joins.
  • Warm roof. The insulation sits above the deck. Worth considering over any heated room.
  • Cold roof. The insulation sits between the joists, below the deck, with a ventilated gap above it. Many older flat roofs were built this way.

These are general pointers only. We look at the roof itself before recommending a material.
