Mascote Renovation & Property Solutions Ltd carries out chimney repairs in Kingston upon Thames and its districts, including Norbiton, Canbury, Coombe and Kingston Hill. We are a family run firm, and chimney and leadwork is one of the services we offer alongside roofing.
A chimney stands above everything else on the house and takes wind, rain and frost from all four sides, so it is often the first part of a roof to need attention. The sections below set out each kind of chimney work we do and the signs that it is needed.
The mortar between the bricks of a stack wears away over the years. Once the joints are open, rain soaks into the brickwork and frost breaks the faces off the bricks. From the ground you may see gaps in the joints or find bits of mortar in the gutter. Indoors, the sign is damp on a chimney breast.
To repoint a stack we cut the old mortar back to a firm depth and fill each joint afresh. Bricks that have lost their faces are cut out and replaced at the same visit.
Cracks that run through several courses of brick, a bulge in one side or a visible lean all mean the stack needs more than new mortar. Where only the upper courses are affected we rebuild those. Where the fault goes deeper, the whole stack is dismantled to sound brickwork and built up again.
We use the right access equipment to reach the stack safely, which matters on tall houses and steep roofs.
Flaunching is the sloped mortar cap on top of the stack that holds the pots and sheds rain. A cracked cap lets water into the head of the stack and leaves the pots free to rock in high wind. We lift the pots, lay new flaunching and set them back, swapping any that are cracked or missing. A cowl fitted on top keeps rain and birds out of the flue.
Three pieces of lead keep water out where a stack passes through the roof. Flashing is tucked into the brickwork across the front and down the sides. Soakers are small sheets hidden beneath the slates or tiles next to the stack. The back gutter is a lead tray behind the stack that turns water away to either side. A leak near a chimney is often traced to one of these being torn, lifted or patched with sealant. We repair or renew the lead, then seal and weatherproof the finished work.
A chimney that serves no working fireplace still has to be maintained, so some owners choose to have it taken away. We dismantle the stack and slate or tile over the opening so the patch blends with the slope around it. A free site visit comes first, so we can look at the stack and explain what the work involves before you decide.
As roofers we look after the whole roof and not only the chimney. Slate and tile roofs are repaired, new roofs are fitted with a full guarantee, and flat roofing is installed and repaired in felt, GRP fibreglass and EPDM rubber. We also cover Surbiton and New Malden, the neighbouring towns in the same borough.
