Mascote Renovation & Property Solutions Ltd is a family run firm of roofers working in Buckingham and the places around it, including Maids Moreton, Gawcott, Padbury, Tingewick and the town of Winslow.
This market town on the River Great Ouse has two kinds of roof. A fire in March 1725 destroyed about 138 of its 387 houses, which is why so much of the centre is Georgian. Those streets carry clay tile, slate and a good deal of leadwork. Out towards the edge of town the estates are newer, with concrete tiles, UPVC roofline and flat roofed garages. Each calls for a different eye, so we start every job the same way: with a free roof survey.
The survey costs nothing and you are under no obligation afterwards. We go over the roof one part at a time, then tell you what we found and whether it needs a repair, a replacement or nothing at all.
Tiles and slates. We look for slipped, cracked and missing pieces. A few in one place is a repair: we refix or replace them, matching the clay tile or slate already on the roof as closely as we can. Slates sliding on every slope tell a different story, because the fixings are failing all over.
Ridge and verge. The ridge tiles along the top and the verges at the gable ends sit on mortar on most older roofs. Frost and age crack it. Loose ridge tiles can be lifted and bedded again before the wind moves them.
Valleys and lead flashing. Valleys carry more water than any other part of a roof, and flashing seals the joint where tiles meet a wall or stack. Where the lead has split or lifted we mend it or renew it, back gutters and soakers included.
Chimney. We go up to the stack with the right access equipment, then check the pointing, the pots and cowls and the flashing at the base. What we find leads to repointing, a stack repair or rebuild, new pots, or removal of a chimney that is no longer used.
Gutters and fascias. Blocked gutters and soft fascia boards send rain down the wall. Often a clean and a repair puts things right. Boards that have rotted come off, and UPVC fascias and soffits go on in their place.
Flat roof coverings. Over garages, dormers and extensions we look for blisters, splits, standing water and loose edge trims. One weak spot gets a patch. A worn out covering is replaced.
Sometimes the survey shows a roof that has reached the end of its life, and patching it again would only put the problem off. That is when we recommend a new roof. We take off the old covering and fit the new one in clay tile, slate or concrete tile, with fresh lead, a new ridge and new roofline where they are needed.
On the Georgian streets near the centre and the University of Buckingham, that usually means slate or clay tile in keeping with the house and its neighbours. If the building is listed or stands in the conservation area, speak to Buckinghamshire Council before the roof covering is changed. On the newer estates a concrete tile to match the rest of the road is the usual choice.
Every new roof in Buckingham meets the building regulations in force today and comes with a full guarantee. When the work is finished we clear the site.
Many of the faults a survey turns up can be put right without replacing the roof. We carry out roof repairs in Buckingham on pitched and flat roofs, slate and tile, lead flashing, chimney stacks, fascias, soffits and guttering.
If tiles have come down in high wind, or a damp patch has appeared on a ceiling, ring us and we will come and inspect the roof free of charge. Our own team does the work, with full insurance and a guarantee on every repair. No deposit is asked for before we start.
As flat roofing installers in Buckingham we fit EPDM rubber, GRP fibreglass and felt roofs on garages, dormers and extensions, built as warm or cold roofs. Insulation can be upgraded while the old covering is off. We also trace leaks, deal with ponding water and reseal joints and edges on flat roofs that still have life in them. New flat roofs come with a full guarantee.
